SPRIME stands for S Prime Growth Leasehold Real Estate Investment Trust, which is a non-redeemable unit trust investing primarily in leasehold real estate assets. SPRIME's core investment is the SUNTOWERS office buildings.
SPRIME's inception date is on 18 January 2019.
SPRIME's core asset is the leasehold rights of the land and buildings of SUNTOWERS, an office complex located on Vibhavadi Rangsit Road, Chatuchak District, Bangkok near BTS and MRT stations.
SUNTOWERS is conveniently located in a major business district in northern Bangkok on the bustling Lat Phrao intersection right next to the BTS, the MRT, and the expressway, it will definitely be an office building of choice for alltenants in line with SPRIME's intention to ensure an amenity-rich workplace in a highly accessible location.
The REIT Manager of SPRIME is S REIT Management Company Limited.
SPRIME's benefit procurement policy involves leasing out space in the SUNTOWERS buildings. Max Future Company Limited is appointed as the Property Manager to oversee and manage the leasing in accordance with the policies set by the REIT Manager.
SPRIME plans to invest in additional high-quality properties in potential areas to achieve growth and sustainable benefits for unitholders.
The leasehold period of SPRIME's assets for SUNTOWERS started on January 18, 2019, and ends on January 17, 2049, totaling 30 years.
The REIT Manager shall make distribution payments to its unitholders at a rate of no less than 90% of its adjusted net profit for each fiscal year.
Any such distribution payment to the unitholders shall be divided into year-end distribution and interim distribution (if any). The REIT Manager shall make a maximum distribution payment for four (4) payments of dividend distribution to the unitholders during each fiscal year, except the year in which capital increase of SPRIME is made, SPRIME may make more than four (4) payments of dividend distribution to the unitholders during such fiscal year for the benefit of existing unitholders. (The first distribution payment may be made within SPRIME’s first accounting period if SPRIME earns sufficient profit to make the payment in such period.)
